SMS & Email Notifications:
Does your application support SMS and email notifications? We require the ability to send automated notifications to Landlords, Tenants, and Agents for rent collection reminders, payment confirmations, and other important events.
User Login Options:
Is it possible for Landlords, Tenants, and Agents to have separate login credentials? We want to provide a secure and personalized experience for each user category, with specific access rights to view and manage their respective information.
Progressive Web App (PWA) Support:
Can the application platform run as a Progressive Web App (PWA)?
Payment Gateway Support:
Does the application platform support online payment gateways such as Paystack, Flutterwave, and Squad? Does it also support the integration of a Wallet System (which allows top-up via online payment gateways and withdrawal to physical bank accounts)?

- Rent Management Features I believe you are talking about a multi-landlord/multi-property management system. Yes the application can be tailored in a way so that it will be able to handle multiple properties. For that database schema will need to be updated as well as UI. There is a module called Staff by which you will be able to add as many staff as you want with proper role and permissions. They can act as commission agents who will collect rent. (Please refer to the attachment)
- Multi-Currency Support As of right now multi-currency support is not present within the system. But upon request the system can be designed in such a way that it can handle a multi-currency approach.
- Expense Tracking There is a module present already built-in into the system which tracks all the expenses from the landlords perspectives. Along with Name of the expense, year, month, amount you will be able to add a little description as to why the expense was introduced. (Please refer to the attachment)
- SMS and Email Notifications The Room Management System contains a feature where you can track SMS and email sent to tenants. The SMS and email contains the invoice amount along with invoice number and month for which the invoice was generated. In case of email the PDF version of the invoice is attached by default. (Please refer to the attachment)
- User Login Options There are 3 built-in login options: Admin, who gets all the access everywhere, tenants who can see their invoices only and complaints and Staff which is highly customizable option. You can create any role for staff by granting appropriate permissions. (Please refer to the attachment)
- Progressive Web App (PWA) Compatibility Now this is a little tricky. I have read articles on how to convert Codeigniter web applications into a PWA. As for the price and licensing, there are two prices for two types of licensing. Let me demonstrate that through the screenshot attached.

Thank you so much for your elaborate response. However, you didn’t mention anything relating to the integration of online payment gateways like Paystack, Flutterwave, and Squad to automate rent payments and collections. This is a critical feature that you urgently need to add to this script. I also like the idea suggested by @anatol524 about adding a frontend website with support for selling advertisement impressions to Landlords and Property owners to enable them to promote their vacant properties and accommodations available for rent or lease to prospective tenants both on the website and within their dashboards.
Finally, I’d like you to send me a quotation for all the customization I have requested. Kindly check your mailbox for my email.

Hello, Thank you for the latest update. But You need to separate custom service or item invoices from monthly invoices . Such that user is able to create a custom service or item invoice without attaching it to a monthly rent fee invoice because there is a situation where you may need to create a custom invoice when tenant has already paid for that particular month you are creating in the custom service invoice.
Think of it in that situation. a tenant has already paid for a month he is in but you need to create a custom invoice for him . But your system at moment only allow adding custom service to a created monthly rent invoice.

Hello, When you click to view invoice in print version, system does not show balance after adding partial payment.
Secondly, please consider adding the ability for one to create separate invoice for services or other items and not adding them under monthly rent invoice.
And since this is an online system, then online payment should not be left out

Hello, How do i add extra charges to a room such as room service, laundry, restaurant bills etc..?
I can see you have a service module, but these are fixed price!
When a guest orders from room service or or uses the restaurant or uses the laundry service, the cost will vary depending on the service ordered.
How can I add these to the invoice?

I am surprised that this was not raised by any of the 120+ buyers (and the 5 years this script has been around)! Not sure what type of hotels they manage, but adding charges to a room is standard in any hotel in the world.

Also, i just noticed that if you login as tenant, you see in the notification drop down notification alerts sent to all other tenants. This should not be the case!
